In-hand service is king. Access makes it possible.

In almost every type of case, in-hand service (physically handing the documents to the person) is the gold standard. Courts like it. Judges trust it. Opposing counsel can’t do much with “I never got it” when the constable is standing there saying, “Actually, I handed it to you.”

But here’s the problem:

If the constable can’t get past the locked common entrance,

And can’t legally or safely bypass that lock,

Then your “simple” in-hand service suddenly turns into an exercise in luck and timing.

With a keybox or electronic keypad, I can:

Get inside the common hallway quickly and safely

Knock on the actual apartment door (instead of just the front of the building)

Make solid, repeated attempts at in-hand service at reasonable times

That one simple change dramatically raises the odds that your tenant is properly served, in hand, and on time.

2. Even “last and usual” service is better with proper access

Sometimes, despite every reasonable attempt, the person just doesn’t answer. That’s when we often resort to “last and usual” service (posting and mailing).

Here’s the thing nobody tells landlords:
Last and usual is only as good as the likelihood that the person will actually see what you posted.

If I can’t get into the building and I’m forced to:

Tape the papers to an outside lobby door, or

Leave them somewhere near mailboxes in a vestibule I can’t enter

…we all know the odds of the correct person seeing that notice go way down.
